Property types

In connection with home buying, one generally encounters four typical concepts for the different types of buildings in Berlin

Period buildings (Altbau)

Altbau describes buildings constructed from the end of the 1800s to approximately 1950, though more usually up until the 1930s. Buildings constructed around the turn of the century are characterized by thick walls, high ceilings and often stucco in both the living space and on the facade.

In West Berlin, these properties have been permanently inhabited, and the owners have been able to afford to continuously maintain and renovate the properties.

In eastern Berlin, this has often not been the case. Therefore, these properties are now thoroughly renovated – essentially reconstructed. Everything from pipes and electrical installations to ceilings, floors and windows are replaced and renewed with respect for the nature of the property.

Post War Construction/1960s Construction (Nachkriegsbau)

It was naturally necessary to build new homes in the holes that the bombs left between Altbau buildings. There was a particularly great housing shortage in West Berlin because people could not move outside the city. As a result, many of these empty lots between Altbau buildings were filled within a relatively short period.

Many of these properties have now been renovated. They differ from Altbau houses in both character and style.

Plate Construction (Plattenbau)

After the war in East Berlin they used so-called Plattenbau (Plat = plate). These buildings were popular among East Berliners as they had all the modern facilities of the time. Several of these properties have now been renovated. Others have been or will be demolished as construction quality was poor in many of them.

Modern Construction (Neubau)

There is still some undeveloped property available in Berlin. New buildings are constructed using modern standards and with modern floor plans. Homes meet current requirements for energy and environmentally friendly housing and provide both contrast and atmosphere to the neighbourhood.

Some developers build in a modern style, typically using glass and steel, while others adapt the facade style to match the classic Altbau houses.
